How a barndo construction loan works

  1. You pick land, a plan and a builder, and get a written, itemised bid.
  2. The lender orders an "as-completed" appraisal from the plans and specs.
  3. At closing the loan pays off any land loan; the rest is held for the build.
  4. The builder draws money as each stage passes inspection: slab, frame, dry-in, rough-ins, finish.
  5. You pay interest only on what has been drawn. At completion it rolls into a 15–30 year mortgage.

Down payment and paperwork

First Federal Bank, a national barndo lender, asks for at least 15% of land plus build cost, in cash, land equity or home equity. It lets the owner act as general contractor (outside Texas) if professionals do all but finish work like paint and trim, and wants plans that show living space and shop areas separately. Most lenders also ask for the builder's licence and insurance, a fixed-price contract and a budget with a contingency.

Who to ask around Huntsville

  • Alabama Farm Credit (Cullman) serves North Alabama, including Madison and Limestone counties, and makes rural home and construction loans.
  • Local credit unions and community banks often keep construction loans in-house and know rural land.
  • National barndo lenders lend across most states and know post-frame and steel homes.
  • VA and USDA construction options exist but few lenders offer them; check USDA's eligibility map for rural land.

Ask each lender three things: do you finance barndominiums, do you do one-close construction-to-perm, and do you have appraisers who know them.

Why appraisals come in low

The appraiser has to find three closed sales of similar homes (Fannie Mae Selling Guide). With few barndo sales nearby, they may use ordinary houses or go farther afield. Since April 2022, living area is measured by the ANSI Z765 standard: finished, heated, above-grade space, with garages reported separately (Fannie Mae fact sheet). That's why a 2,000 sq ft barndo under a 4,000 sq ft roof can appraise like a 2,000 sq ft house with a big garage.

Insurance and storms

North Alabama knows tornadoes: the April 27, 2011 outbreak sent an EF5 through Tanner and Harvest (NWS Huntsville). Many owners add a safe room inside the barndo. Building to the FORTIFIED standard can earn a discount on the wind part of your homeowner's premium in Alabama (FORTIFIED Home). Get an insurance quote on your plan before you close.
