Three ways to build
| Route | Who you hire | Good for | Watch out for |
|---|---|---|---|
| Turnkey builder | One licensed home builder for everything | Busy owners; easiest to finance | Finish allowances; change-order pricing |
| Shell + your own finish | A shell or package company, then trades you manage | Owners with time and trade contacts | Lender rules on owner-GCs; schedule gaps between trades |
| Kit | A supplier ships the frame and metal; you hire the erector and everyone else | Experienced builders, remote land | Kits leave out the slab, labour, delivery and engineering stamps for your site |
What kits cost and leave out
Kit packages run roughly $20–35 per sq ft for materials (Barndominium.org), and an erected, dried-in shell about $30–50 on your own slab. That's a fraction of a finished home. Kits rarely include the concrete, crane or crew, interior framing, or the sealed site-specific engineering Madison County asks for. Get the erector's price before you buy the kit.
Some north Alabama companies sell packages that bridge the gap: Summertown Metals (Hayden branch) offers shell, shell-plus and turnkey on its plans within about 200 miles, and Ryse Homes publishes starting prices on its barndo plans.
Steel, post-frame or stud-frame?
Red-iron steel frames give wide clear spans for big shops. Post-frame (wood posts and engineered trusses) is common and economical. Stud-frame with metal siding builds like a regular house and can be easiest for interior finish and appraisal. All three can pass code here; Madison County wants engineered drawings for post-frame and metal buildings.
How to check a barndo builder
- Look up their licence with the Alabama Home Builders Licensure Board.
- Ask for proof of liability insurance and workers' comp.
- Visit two finished barndos they built nearby, and ask those owners about the budget and schedule.
- Get a written scope that says shell, owner-finished or turnkey, with every allowance.
- Match the payment schedule to inspections and your lender's draws.
