Common questions
How much does it cost to build a barndominium near Huntsville?
Published starting prices from north Alabama barndo builders run about $150–170 per heated sq ft before land and site work: Ryse Homes lists a 1,728 sq ft plan from $270,350 and a 2,042 sq ft plan from $320,185. A 40×50 (2,000 sq ft) turnkey on a slab works out to roughly $286,000–404,000 by our estimate; a dried-in shell of the same size is roughly $105,000–152,000.
What's the difference between a shell, owner-finished and turnkey barndo?
A shell is the weather-tight building: slab, frame, metal roof and walls, windows and doors. Owner-finished means the builder also does plumbing, wiring and HVAC rough-ins, insulation and drywall, and you do floors, cabinets, paint and trim. Turnkey is move-in ready. Summertown Metals prices one 1,716 sq ft plan all three ways: $117,264, $210,414 and $293,317.
Does Madison County have zoning that limits barndominiums?
Not outside city limits. The county engineer's standing letter says unincorporated Madison County enforces only its subdivision regulations, its building codes and its flood ordinance (Madison County Public Works), and the inspection FAQ says projects "are not limited to specific zones" (county FAQ). Inside Huntsville, Madison and the other towns, city zoning applies, and many rural subdivisions have their own deed restrictions.
Can I build a barndominium inside Huntsville city limits?
Often yes, if your lot's zoning allows a single-family house and the home meets the residential code. Huntsville's Residence 1 district asks for at least 15,000 sq ft and 100 ft of frontage; a special exception for metal siding applies to non-residential buildings over 1,000 sq ft (zoning ordinance, Zoneomics copy). Call Huntsville Zoning at 256-427-5100 with your parcel before you buy.
What does a building permit cost in unincorporated Madison County?
The building permit is the greater of $150 or $0.17 per sq ft under the roof line, so porches and shops count. Electrical, plumbing, mechanical and gas permits are each the greater of $75 or $0.05 per sq ft. Starting work before the permit triples the fees (Residential Construction Resolution). A 2,000 sq ft home with a 1,200 sq ft shop and a 900 sq ft porch comes to roughly $1,250 in county fees (our math).
Does a post-frame barndominium need an engineer in Madison County?
Yes. The county asks for sealed engineered drawings for anything the prescriptive code doesn't cover, and lists post-frame/pole-barn buildings, metal buildings and roof trusses by name (Madison County residential permits).
Do I need a building permit in Limestone County?
Inside Athens, Ardmore, Elkmont, Madison or Huntsville, yes: the city issues it. Outside city limits, the county had no building-permit program as of the most recent reporting we found (News Courier, 2023) and no zoning authority (News Courier, 2025). You still need a septic permit, and your lender will want inspections.
Can I be my own builder in Alabama?
For your own home, yes. State law requires a home builder licence when residential work for someone else tops $10,000, but says nothing prevents a person from doing it "on his or her own residence" (Home Builders Licensure law). Madison County issues owner permits only to the real owner or occupant and may ask for proof. Ask the Board about selling within a year of finishing.
Do I need a perc test before I buy land?
If there's no sewer, yes in practice: Madison County won't issue a building permit without a septic permit from the county health department (county residential permits), and that permit follows a soil and site evaluation by a registered engineer, surveyor, geologist or soil classifier (Alabama Department of Public Health). Make the land contract depend on it.
Can you get a construction loan for a barndominium?
Yes. Most are construction-to-permanent loans paid out in draws. One national barndo lender asks for 15% of land plus build cost in cash or land equity and lets the owner act as general contractor outside Texas (First Federal Bank). Locally, ask Alabama Farm Credit, credit unions and community banks.
Why do barndominium appraisals come in low?
Appraisers need three closed sales of similar homes (Fannie Mae Selling Guide), and true barndo sales are scarce. Since April 2022 living area is measured by the ANSI standard, which counts finished, heated space and reports garages separately (Fannie Mae fact sheet). A huge shop costs a lot but adds less value than heated rooms.
Will I need a well?
Many rural lots in Madison and Limestone counties can tap a public water line, which is usually cheaper and simpler than a well. Ask the water provider for a tap quote before you price a well. If you do drill, plan on roughly $8,000–20,000 with the pump (estimate).
How long does it take to build a barndo here?
Plan on several months for land checks, perc test, plans, engineering and the loan before anyone pours concrete. A shell can go up in weeks; a turnkey home usually takes most of a year from contract to keys. The county inspects at footing, under-slab plumbing, framing, dry-in, rough-ins and final.
Is this site the builder?
No. Huntsville Barndominiums is a free referral service. We pass your request to one local barndominium builder, who visits your land and quotes. The builder may pay us for the referral; you pay us nothing.
