What underwriters look at
A structural engineer writing for the insurance trade in July 2026 put it plainly: carriers have to judge barndominiums on more than their metal shell (Insurance Thought Leadership). The points raised:
- Fire. Steel doesn't burn, which can help, but interior walls, finishes and mezzanines change how a fire behaves.
- The shop. Welding gear, fuel and solvents next to bedrooms put the focus on fire separation between the two.
- Big doors. Shop and garage doors not rated for local wind can fail and raise pressure on the roof and walls.
- Hidden leaks. Finished ceilings can hide roof leaks; later roof penetrations with poor flashing are a common source.
HomeGuide notes the same thing from the buyer's side: a workshop or farm use makes a barndo riskier, costlier and harder to insure (HomeGuide, 2026).
The shop under the same roof
Where the shop meets the house, the 2018 residential code wants the garage side covered in at least ½ in gypsum board (2018 IRC), and Madison County enforces that code (county). Tell your agent what the shop is for: parking and storage is one thing, a welding bench or small business is another, and a business may need its own policy. Sizes and layouts are on our sizes and shops page.
Tornadoes and FORTIFIED discounts
The April 27, 2011 outbreak sent an EF5 through Tanner and Harvest (NWS Huntsville). Alabama law answers wind risk with the FORTIFIED standard from IBHS. The Department of Insurance says every Alabama insurer must discount homes built to it, with benchmark ranges of 35–60% on the hurricane portion of the premium and 20–35% on the other-wind portion (ALDOI Bulletin 2016-07). Surplus-lines carriers don't have to give the discount, admitted carriers do (Strengthen Alabama Homes).
| Item | What we found | Source |
|---|---|---|
| FORTIFIED discount | Required of admitted insurers; benchmark 20–35% of the other-wind premium | ALDOI |
| Strengthen Alabama Homes grant | Up to $10,000 toward a FORTIFIED roof | SAH |
| Who can get the grant | Existing owner-occupied single-family homes in participating counties | SAH |
| Latest grant round we found | Jefferson, Tuscaloosa and Escambia counties (Nov 2025) | SAH |
The grant is for existing homes, so a new barndo won't qualify, but the discount still applies when you build to the standard and get the certificate. Ask your builder whether they have built FORTIFIED before, and add a safe room while the walls are open.
Flood insurance
A homeowner's policy doesn't cover flooding. Madison County enforces a flood damage prevention ordinance (county letter), and lenders require flood cover in a mapped flood zone. A National Flood Insurance Program policy usually has a 30-day wait before it takes effect (FEMA), so don't leave it to closing week. Checking the flood map is part of our land checklist.
While it is being built
Until the certificate of occupancy, the house needs builder's risk cover. Find out in writing whether your builder carries it or you do, and that it starts before materials arrive on site. If you are acting as your own general contractor, the lender will want to see it. Once you move in, switch to a homeowner's policy written on the finished value.
What to send an agent for a quote
- Plans showing heated living area and shop area separately
- Frame type (steel, post-frame or stud) and roof type
- How the shop is separated from the house, and what it is used for
- Door ratings for the big shop doors
- FORTIFIED plans or certificate, and any safe room
- Distance to the nearest fire hydrant and fire station
Common questions
Is it hard to insure a barndominium in Alabama?
Not usually, but some carriers are less familiar with them. A workshop or farm use can make cover costlier and harder to find (HomeGuide). Quote your plans with two or three agents early.
Do FORTIFIED discounts apply to barndominiums?
The discount is tied to the FORTIFIED certificate, not the house style. Admitted Alabama insurers must honour the certificate; surplus-lines carriers don't have to (Strengthen Alabama Homes).
Can I get a Strengthen Alabama Homes grant for a new barndo?
No. The grant covers existing, owner-occupied single-family homes in participating counties, up to $10,000 (Strengthen Alabama Homes).
How long does flood insurance take to start?
An NFIP policy typically has a 30-day waiting period from purchase, with some exceptions (FEMA).
