The numbers side by side
| Figure | Amount | Source |
|---|---|---|
| Average construction cost, new US home (2024) | $428,215 for 2,647 sq ft, about $162/sq ft | NAHB (per-foot is our math) |
| Average sales price in that survey | $665,298, with construction 64.4% of it | NAHB |
| Median new house sold in the South (Q3 2026) | $350,300 | Census via FRED |
| Madison County median sale price, all homes (May 2026) | $353,084 | Huntsville Business Journal / HAAR |
| North Alabama turnkey barndo plans | $149–172/sq ft, before land and site work | Ryse Homes, Summertown |
| Our estimate, 40×50 turnkey on a slab | $286,000–404,000 | See the cost guide |
| Our estimate, 40×50 dried-in shell | $105,000–152,000 | You finish inside |
NAHB says its survey of 41 builders shows cost shares, not a typical home's size or price, and is national only. Treat it as a yardstick.
Where a barndo can save money
- Finish level. A dried-in shell you finish yourself costs a fraction of turnkey; that is the biggest lever. See cost by finish level.
- Simple shape. One big gable roof over a rectangle uses less trim, fewer valleys and less labour than a cut-up house roof.
- Shop space. An unheated bay under the same roof costs far less per foot than heated rooms.
- Open plans. Fewer interior walls mean less framing and drywall.
HomeGuide makes the same point: a basic barndo beats a traditional home at $180–280 per sq ft, but a high-end one can cost as much or more, because the interior is most of the price (HomeGuide, 2026).
Where it doesn't
- Insulation. Closed-cell spray foam under metal costs more than batts in a stud wall; see insulation and HVAC.
- Engineering. Madison County wants sealed drawings for post-frame and metal frames (county).
- Land and utilities. Barndos usually go on rural acreage that needs septic, a water tap or well, a pad and a long drive. Those costs aren't in a city lot price.
- Finishes. Cabinets, counters, tile and fixtures cost the same whatever the frame.
Appraisal and resale
A stick-built house in a subdivision has plenty of comparable sales; a barndo on acreage may not. Appraisers need three closed comparable sales (Fannie Mae) and measure living area as finished, heated space, listing garages and shops separately (Fannie Mae ANSI fact sheet). A big shop costs real money but appraises like a garage. That matters for your loan and, later, your sale. See loans and appraisals.
How to decide
Common questions
Is a barndominium cheaper than a stick-built house?
A basic barndo usually is; a high-end one may not be (HomeGuide). Finished north Alabama barndo plans run about $149–172 per sq ft before land (Ryse Homes), not far from conventional construction costs.
What does a new house cost to build per square foot?
NAHB's 2024 survey found $428,215 in construction cost for an average 2,647 sq ft home, about $162 per sq ft by our math, nationally and excluding land (NAHB).
Do barndominiums hold their value?
They can, but comparable sales are scarcer, and shop space appraises like a garage rather than living area (Fannie Mae). Heated living space and good finishes hold value best.
